Leak detection Cardonald, Glasgow by ADI Leak Detection
A hidden leak in a Cardonald (G52) flat or house can be pinpointed by Hamaad Janjua, ADI Leak Detection's Giffnock-based engineer, and marked before floors, walls or ground are disturbed. For plumbing, central heating and water mains leaks, the repair can follow from the same engineer, with a guarantee.

Hamaad, Your Cardonald Leak Detection Expert
From his Giffnock base, Hamaad's shortest route to Cardonald is 5.7 miles, via Barrhead Road, the B762. In National Records of Scotland's 2017 figures for the statistical areas named after Cardonald, flats and terraced houses made up more than eight in ten homes, and Scottish Water calls a shared supply pipe usual for both.
Hamaad judges a leak by how the whole heating or water system is behaving, a skill his ADI profile puts down to his years in heating and pipework, so in a flat or a house the wet patch is only one of his clues. A central heating leak is the job in Brian M.'s Trustpilot review: Hamaad located the suspect area in less than an hour, and it was all fixed and checked quickly afterwards.

Cardonald Leak Detection Services
Cardonald (G52) was once a village, and Glasgow annexed it in 1926. It lies in south-west Glasgow, bounded to the south by the White Cart Water, with Penilee to the west and Paisley Road West linking it to the old village of Halfway. North Cardonald was mostly owner-occupied houses and council homes, and South Cardonald mostly cottage flats. A hidden leak here can sit under a house's floor or come through the ceiling of a lower cottage flat, so it is traced and marked before a floorboard or ceiling is touched.
No engineer is booked for a Cardonald leak until ADI Leak Detection's office team has spoken to the customer.

What are the signs of a hidden leak in a Cardonald home?
Falling boiler pressure, a ceiling stain, damp around the bath, an unexplained warm or damp patch, weak flow at the taps, damp after rain and drain smells are all signs of a hidden leak in a Cardonald home. Find the sign you have in the table, and the last column names the investigation that traces it.
Signs of a hidden leak and the investigation that finds it
The sign
What it usually means
The investigation
Boiler pressure keeps falling, or radiators need bleeding again and again
Water escaping from heating pipework, a radiator or underfloor heating, often somewhere out of sight
Central heating leak detection
A damp stain growing on a ceiling
Pipework on the floor above, a bathroom or the roof, or the upper flat if you live in a lower cottage flat
Ceiling leak detection
Damp or loose tiles around a bath, shower or toilet
Failed grout or sealant, a cracked tray, or a leak on the pipes hidden behind it
Bathroom leak detection
A warm patch on a floor, or damp on a wall with no visible cause
A leaking hot or cold pipe buried in the floor or wall; warmth points to the hot side
Hot and cold water pipe leak detection
Weak flow at every tap in the house
Sometimes the supply pipe, leaking somewhere between the boundary and your stop valve
Water mains (supply pipe) leak detection
Damp that shows up after heavy rain
Rainwater getting in where tiles, flashing or guttering have failed
Roof leak detection
A drain smell indoors, or the same blockage coming back
Cracks or a parted joint somewhere along the drain or waste pipe, letting water out
Drainage leak investigation
Which leak detection service does your Cardonald home need?
ADI Leak Detection offers the seven investigations below, one for each part of a flat or house where a leak can hide, with the main equipment for each.
Water mains (supply pipe) leak detection
Tracks a supply pipe leak wherever it is between the stop cock at the boundary and the stop valve indoors, under a lawn, path or drive, on a pipe of your own or one shared with neighbours.
Equipment: acoustic ground microphones and tracer gas
Central heating leak detection
For a boiler that needs constant topping up, or a header tank that keeps filling, this finds which radiator, pipe or underfloor loop is leaking.
Equipment: tracer gas, thermal imaging and pressure testing
Hot and cold water pipe leak detection
Pins down which hot or cold pipe is leaking out of sight, in a wall, under a floor or above a ceiling, so the opening goes in the right place.
Equipment: acoustic listening, thermal imaging, tracer gas and borescope
Bathroom leak detection
Tests the shower, bath, sink and toilet, and the concealed pipework around them, to find which one is letting water through.
Equipment: thermal imaging, moisture meters and borescope
Ceiling leak detection
A ceiling stain is followed up to its cause, be it the roof, a bathroom or pipes running under the floor above.
Equipment: thermal imaging, moisture meters and acoustic methods
Roof leak detection
Pinpoints the place rainwater enters, on a pitched or flat roof, at the flashing or along the gutters. ADI Leak Detection reports where it is, and a roofer then carries out the repair.
Equipment: thermal imaging, moisture meters and drone inspection
Drainage leak investigation
A CCTV camera survey of foul and surface water drains shows the cracks and displaced joints that leave damp, smells or blockages behind.
Equipment: CCTV drain survey and acoustic listening
How does ADI find a hidden leak before anything is opened up?
Nothing is opened while ADI Leak Detection searches with the five non-invasive methods below. At the school in the case study, Hamaad's report records thermal imaging, damp meter readings, acoustic testing and an endoscope camera.
Tracer gas
Once the pipe is isolated and filled with tracer gas, a detector finds the gas where it surfaces above the damage, even through a lawn, path or solid floor.
Acoustic listening
Listening equipment hears water escaping a pressurised pipe, loudest right above the leak.
Thermal imaging
A thermal camera shows warm areas where hot water or heating water is escaping under a floor or behind a wall.
Moisture meters
Meter readings across a wall or floor show where damp is worst and where the wet area ends.
Borescope cameras
A slim camera on a flexible cable looks at pipes inside voids, ducts and walls through a small hole or an existing hatch.
Can ADI repair the leak once it is found?
For a Cardonald flat or house, that depends on where the water is coming from. Leaks on plumbing, central heating and water mains are fixed by ADI Leak Detection under its guarantee on all repair work, or you can choose an independent plumber. Roof and structural leaks get located and written up, ready for a roofer or builder to put right.
Leak repairs by ADI Leak Detection
The engineer who traced your leak can also repair it, and since they already know exactly where it is, nobody has to find it twice.
Repairs by your own plumber
An independent plumber has two things to go on: the mark left on site and the written report, which records the leak's position. Nothing about a repair is discussed until the engineer has explained the leak to you.
Who pays to find and fix a leak in a Cardonald flat or house?
A leak on the supply pipe, which runs from the boundary stop cock to the stop valve inside a Cardonald flat or house, is the owner's responsibility. Scottish Water answers for the rest: the main under the street, the communication pipe and the stop cock itself. In flats and terraced houses, which make up the bulk of Cardonald's homes, Scottish Water says that pipe is usually shared.
Your buildings insurance
Look for trace and access cover in your buildings insurance. Plenty of policies include it, and it pays to locate an escape of water and open up enough to reach it, within a limit your policy sets.
Your leak detection report
Every ADI Leak Detection investigation is written up afterwards by the engineer who carried it out. Photographs and video go into the report, and its layout follows what "Trace and Access" and "Escape of Water" insurance claims need.

Brian M.,
Excellent service
Excellent service. Simple as that. Contacted them about a leak in our central heating system and they explained their process for investigating to find it. Hamaad came out with all the equipment and had located the suspect area in less than an hour and it was all fixed and checked out really quickly after. It might seem like a high price for this service but it really minimises the amount of upheaval this type of problem can cause. ADI, and particularly Hamaad, you’re a star!
Hamaad , our service engineer , was very thorough and explained the work he carried out very clearly. He promptly identified the issue , but made further checks to ensure there were no other faults. I was very impressed with his work, attitude and communication.
Heating problems at a south-west Glasgow high school, traced to two leaking heating pipes
Engineer:
Hamaad Janjua
Location:
South-west Glasgow, south of Cardonald
Date:
Property:
High school, four boilers and a header tank
Leak type:
Central heating leak on two pipes near the head teacher's door
Methods:
Thermal imaging, damp meter, header tank inspection, acoustic testing, endoscope camera
Outcome:
Likely leak location found near the head teacher's door; the school's own contractors agreed to excavate and repair it
The job was at a high school in south-west Glasgow, south of Cardonald, where the heating had been giving trouble for some time. The header tank kept filling with water, and radiators all over the building did not heat up fully and often needed bleeding to clear trapped air, yet there was no visible sign of a leak.
Hamaad began with thermal imaging and picked up a heat spot in the entrance hallway, which prompted further tests, including damp meter readings throughout the building. When he inspected the header tank, he found it had no isolation valve on its outlet, so the system could not be pressure tested. Acoustic testing gave a positive result instead, around the area near the head teacher's main door.
A nearby hatch was lifted, and underneath it water was gushing from two heating pipes, which appeared to lead toward a radiator. An endoscope camera confirmed that the pipes run toward the head teacher's door, which matched the other test results and pointed to that area as the likely location of the leak. The school has its own contractors, who agreed to carry out the repair, so ADI did not do it; the area will need to be excavated to reach the leaking pipes. Hamaad's report recommended fitting an isolation valve at the outlet of the hot water tank during the repair, to make access for future maintenance much easier and to help stop similar problems becoming difficult to diagnose or resolve.
Lagged heating pipes run along the duct.On the thermal camera, a warm patch shows on the floor. The boiler room, with its red boilers under lagged pipework.
